| Abstract (English): |
Due to population growth and increase in numbers of new families in Saudi Arabia, there is demand for providing dwelling units (currently approximately 300 thousand units per year), especially for low and middle-income groups. If solutions to providing affordable and sustainable dwellings are not undertaken, the housing problem will escalate dramatically and become more difficult to deal with in the future. Paying adequate attention to affordability and sustainability in the design and construction of required dwelling units will have a positive quantitative and qualitative impact on Saudi housing situation. This will help to reduce the dwelling initial cost, raise its life span, conserve water and energy consumption and ultimately reduce the negative environmental impact of construction. In order to achieve such success, however, an evaluation mechanism is required to ensure applying the correct and balanced level of affordability and sustainability. This research aims to develop a framework for evaluating dwelling units’ affordability and sustainability in the central region of Saudi Arabia. [ABSTRACT FROM AUTHOR] |

تواجه المملكة العربية السعودية الحاجة إلى توفير أعداد كبيرة من المساكن لتلبية حجم الطلب المتزايد، خصوصاً لذوي الدخل المتوسط والمنخفض، بسبب النمو السكاني وارتفاع معدلات تكون الأسر، وما لم يتم العمل على إيجاد حلول تساعد في عملية توفير هذا العدد الكبير الذي يصل إلى حوالي 300 ألف( وحدة سكنية سنوياً، والعمل على تلافي مشاكل المساكن الناتجة عن إهمال العناية بموضوعَي ( التيسير والاستدامة؛ فإن ذلك سوف يؤدي إلى تفاقم المشكلة بشكل كبير ويصبح من الصعب التعامل معها مستقبلاً. إن العناية بموضوعَي التيسير والاستدامة في تصميم المساكن وتنفيذها ستؤدي إلى المساهمة في حل مشكلة الإسكان في المملكة من الناحيتين الكمية والنوعية، حيث يمكن توفير عدد أكبر من المساكن عن طريق تخفيض التكلفة الأولية، بالإضافة إلى رفع العمر الافتراضي للمساكن، وكفاءة استهلاك المياه والطاقة، والتقليل من التأثيرات السلبية لإنشاء المساكن على البيئة. ويلزم لإنجاح هذا التوجه إيجاد آلية تقييم تعمل على ضمان التطبيق الصحيح والمتوازن لمفاهيم التيسير والاستدامة، ومن هذا المنطلق يهدف البحث إلى تطوير نموذج نظري لتقييم تيسير المساكن واستدامتها في المنطقة الوسطى من المملكة العربية السعودية، يمكن أن يساهم في توفير الطلب المتزايد على المساكن وجعلها ميسرة، وفي متناول ذوي الدخل المتوسط والمنخفض، وذات جودة عالية، وتراعي قضايا البيئة، وخفض استهلاك الطاقة والمياه والموارد.
