| Abstract (English): |
The wide spread of large dwelling units in the city of Riyadh led to the domination of low density over most residential areas, with an average of (10 units/hectare). This lead to the urban sprawl of the city, and all the urban problems associated with it. To address these problems, and to provide affordable and sustainable housing, this study aims to propose a set of housing prototype units as an alternative means to raise the density in residential areas, and comparing them with the current prototypes. To accomplishing this research, alternative housing prototypes will be selected to suit the requirements of Saudi households, be compatible with the households’ financial capacity, and contribute to increasing residential density. Rules and regulations required to achieve these proposed prototypes will be discussed, after a review of the characteristics of current housing prototypes and their governing rules and regulations. Then, a comparative analysis of the proposed and current prototypes will be conducted, to be concluded with the findings and recommendations. [ABSTRACT FROM AUTHOR] |

أدى انتشار المساكن الكبيرة في مدينة الرياض إلى هيمنة الكثافة المنخفضة على غالبية المناطق السكنية، بمتوسط متدنٍّ في حدود ) 10 وحدة/هكتار(، ومن ثم الاتساع الأفقي للمدينة، بما يصاحبه من مشاكل عمرانية. ولمعالجة هذه المشاكل، وتوفير بيئة سكنية ميسرة ومستدامة، تهدف هذه الدراسة البحثية إلى تقديم تصور لرفع الكثافة في المناطق السكنية بناء على اقتراح مجموعة من النماذج ومقارنتها مع النماذج المعاصرة في سوق الإسكان. وسيتم، لإنجاز هذه الدراسة البحثية، عرض بدائل لنماذج سكنية تناسب متطلبات الأسر السعودية، وتتوافق مع مقدرتها المالية، وتساهم في رفع كثافة المناطق السكنية، مع مناقشة الضوابط اللازمة لتحقيقها، بعد استعراض نماذج الوحدات السكنية الراهنة وخصائصها، والضوابط والاشتراطات التي شكلتها، ليتم بعد ذلك إجراء تحليل مقارن بين النماذج المقترحة والقائمة، لنختم بالنتائج والتوصيات.
